Below is the complete room-by-room Airbnb cleaning checklist: kitchen, bathroom, bedrooms, living room, and the zones most lists skip. Every room gets three things a plain task list can’t give you: a time estimate (with laundry in or out stated), a reference shot describing what “finished” looks like from one camera position, and the pass/fail tells to check in that photo. Why the photo standard matters: we checked the top-ranking free checklists (Touchstay, Lodgify, Hospitable, 16 July 2026) and none includes one: no per-room times, no pass/fail criteria, no way to verify the clean happened (Touchstay, Lodgify, Hospitable). Touchstay mentions reference photos, but only for putting furniture back. Lodgify gets closest with its “standard property appearance guide”, a written description of how each room should be presented. It’s prose, and prose doesn’t survive language barriers, cleaner handovers or a rushed 25-minute window. A photo does: it “creates a training library of what ‘pass’ versus ‘fail’ looks like in practice” (RapidEye).

THE SHORT VERSION

Run the clean in this order: laundry on first, bathroom sprayed and left to soak, bedrooms and living areas, kitchen, then a final pass. Score each room pass/fail against its reference shot, never as a percentage, and get a photo of every room before check-in. The printable template is below, free by email.

What order should a turnover clean run in?

The sequence carries the checklist. Per Touchstay’s method: start the laundry first (“Laundry is your bottleneck, so starting it first means everything else runs in parallel”), spray the bathroom and let the cleaner soak while you do bedrooms and living areas, then the kitchen, then a final pass: floors throughout, walkthrough of every room, restock, thermostat and lighting (Touchstay). Within each room, work top-to-bottom and back-to-front.

Tasks below are split critical/standard, borrowing the priority labels from RapidEye’s ops checklist (7 zones, 75+ items), so a cleaner under time pressure knows what can never be skipped (RapidEye).

What’s on the room-by-room checklist?

Per-room times are Pikl’s UK changeover estimates (updated Feb 2026). Our template treats every time below as laundry out (washing done off-site or running in parallel), because on-site laundry rewrites every number; see the timing section. Reference-shot framing follows RapidEye’s inspection spec (source); the pass/fail tells are ours.

Kitchen

Secondary zones and the final walkthrough

Where your property has them, the checklist needs entries for the dining room, laundry/utility room, entryway and outdoor areas such as the patio and BBQ (Touchstay). Then the walkthrough: floors throughout, restock, thermostat and lighting set, and a damage check in every room. “Every turnover clean is also your first line of defence against unreported damage”, as Touchstay puts it: “train your cleaners to look beyond dirt.”

TAKE CARE

Scoring is pass/fail, not a percentage. On critical items (linens, bathrooms, kitchen surfaces), one fail means the property is not guest-ready, full stop (RapidEye).

How long does it take to clean an Airbnb between guests?

With laundry out of scope: 60–90 minutes for a one-bed and 90–120 for a two-bed (RentalReady, Mar 2026). A thorough two-bed turnover runs 2–3 hours, and “rushing below that threshold in a same-day window is where items start getting skipped” (303 Crown Maids, Jul 2026). UK changeovers span 1.5 hours for a one-bed up to 5–6 for a large house, with deep cleans reaching 10–12 (Better Maid, Jul 2026). One host’s real split: “It takes me an average of 1 and a half- 2 hours to clean the guest room and bathroom, and anywhere from a half hour to an hour to make sure outside areas and the kitchen are clean” (airhostsforum, Mar 2024).

Laundry is the variable that breaks comparisons. Hosts in community threads report 5–9 hours when sheets and towels are washed on site during the clean, against the 1.5–3 hour figures cleaning companies quote with laundry excluded. That gap is why every time in this template states laundry in or out. For a UK cost anchor: one Mumsnet host pays £35 for a two-hour changeover on her one-bedroom holiday let and calls two hours “enough time for a thorough clean” (Mumsnet, Dec 2024). If your window between guests is tighter than these numbers, that’s a scheduling problem before it’s a cleaning one: see same-day turnovers.

Do you still need Airbnb’s 5-step enhanced cleaning process?

The five steps are Prepare, Clean, Sanitise, Check, Reset (Airbnb’s official quick-start guide, published 2020; accessed 16 July 2026). Airbnb launched it in June 2020 with a room-by-room cleaning handbook (Airbnb Newsroom, Jun 2020), and commitment became mandatory that November, when non-compliant hosts could be blocked from new reservations (Rental Scale-Up, as of Nov 2020). That was a COVID-era rule; Airbnb’s current Help Centre no longer carries the 5-step pages, so we don’t claim it’s enforced today (checked 16 July 2026).

What is current: Airbnb’s ground rules name cleanliness as one of four things every guest is entitled to expect. Repeated low cleanliness ratings prompt Airbnb follow-up, and reported violations can lead to warnings, suspension or removal (Airbnb Help Centre, article 2895, as of 16 July 2026). Our read: keep the 5-step as a skeleton, because Check and Reset are the two steps hosts skip, and they’re exactly what the photo standard and final walkthrough above put back.

How do you know your Airbnb was actually cleaned properly?

This is the question remote hosts actually ask, and “my cleaner sends a photo saying all done” is not an answer. A photo without a standard proves someone was in the room, nothing more. The tells an unframed photo can’t show (the plug screen, under the bed, the drain) are the ones guests find.

A working photo standard has two halves. Guiding photos show the cleaner what finished looks like: Turno attaches guiding images and videos to tasks in room modules (Turno, accessed 16 July 2026). Verification photos prove it: Turno’s mandatory-completion option “requires cleaners to upload verification photos before marking an item complete”, and Properly requires a photo for every checklist step (Properly). The ops rule at its bluntest: kitchen, each bathroom and each bedroom photographed on completion, minimum eight timestamped shots, “no photos, no confirmation” (RapidEye). One operator on record: “Using the photo checklist function… means I always know the task is done and the property is guest-ready” (Liam Carolan, Ginger & Gold, via Breezeway). The same photo set is your evidence for damage attribution and disputes (RapidEye).

Those are paid platforms (Properly from $12.99 per property per month). This template runs the same mechanism free, on paper and WhatsApp: reference shot per room, pass/fail tells, cleaner replicates the frame when done. When you outgrow WhatsApp threads, there’s a middle step.

FAQ

What’s the difference between a turnover clean and a deep clean? Different jobs, and they should be separate checklists (Breezeway, Jul 2026). Turnovers restore the guest-ready standard between stays; deep cleans go beneath it every one to three months, at least four times a year, moving to six-to-eight-weekly or monthly at heavier occupancy (same source).

What cleaning supplies should I stock at the property? Whatever your checklist’s tasks require, pre-packed in a caddy so no one hunts for products mid-clean; one inspection vendor estimates a packed caddy saves 10–15 minutes per turnover (RapidEye). Keep guest-consumable restocking separate; it’s a walkthrough task, not a cleaning one.

What’s a changeover? The usual UK holiday-let word for a turnover. Same checklist, same photo standard.

How do I give this checklist to my cleaner? Not as a wall of text in WhatsApp. Print the template (or share the PDF), attach one reference photo per room, and agree the deal in one line: photo per room when finished, framed like the reference. That single agreement upgrades “all done!” into something you can actually check.
