Airbnb's Own Pages Disagree on Your Claim Deadline. Work to 14 Days.
The Help Centre says file within 14 days; the legal Terms allow 30 for the payment form. Hosts report denials in the gap, so treat the short clock as the real one.
If you are filing an Airbnb damage claim, work to 14 days. Airbnb’s Help Centre and its legal Host Damage Protection Terms currently give different deadlines for the same claim, and the only safe way to read them is to obey the shortest clock.
The two clocks
Airbnb Help article 279 tells hosts: “Within 14 days of the responsible guest’s checkout, file a reimbursement request in the Resolution Centre” (as of 16 July 2026). The same page adds that involving Airbnb Support in an AirCover for Hosts request means submitting the request and the supporting documentation “within 14 days of the damage or loss”. Note the second clock runs from the damage itself, not from checkout, so it can be even shorter.
The Host Damage Protection Terms (article 2869) say something different: “Within thirty (30) days of the Responsible Guest’s checkout date” the host must complete and file the Host Damage Protection Payment Request Form via the Resolution Centre (§3.3, as of 16 July 2026). The Terms do still require one step inside 14 days, using best efforts to recover from the guest first (§3.1.2), but the formal payment form carries a 30-day window that the Help page never mentions.
Both statements were live on Airbnb’s own pages on 16 July 2026. This is not a misreading of one page; it is a Help article and the controlling legal Terms giving different numbers.
Hosts report denials in the gap
The discrepancy is not academic. One host on r/airbnb_hosts reported that “my reimbursement request was denied because it was made more than 14 days after the incident (it had been 16 days)” (r/airbnb_hosts, thread 108v7wh). Day 16 sits comfortably inside the Terms’ 30-day form window and outside the Help page’s 14. The denial followed the shorter clock.
What it means for hosts
Treat 14 days from checkout as your deadline for documenting the damage, messaging the guest and filing the Resolution Centre request, and treat 14 days from the damage itself as the deadline if Airbnb Support will need to get involved. The 30-day window in the Terms is best understood as extra room for the formal payment form once the 14-day steps are already done, not as permission to start late.
Airbnb can resolve the contradiction at any time, in either direction, and the Terms state that requests are handled under whichever version is in force when the form is received (Terms 2869, §10.2, as of 16 July 2026). Until the pages agree, the short clock is the one that gets claims paid.
